Suncorp's new $856 million headquarters, Heritage Lanes in Brisbane, is the first ever recipient of a 6 Star Green Star rating, thanks in part to Boral's lower carbon concrete ENVISIA®. Built by Mirvac and officially opened in early 2022, the building incorporates commercial and retail space with a food precinct below.
The office tower spans 35 levels and includes 60,000 square meters of premium-grade office space. It was designed as a "post-COVID workplace" with connection and community in mind.
Inspired by the historic Brisbane Fruit and Produce Exchange on Turbot Street, Heritage Lanes incorporates design elements of the original market frontage and features a glazed podium canopy to represent the site’s original roof form.
The innovative commercial tower Heritage Lanes 80 Ann Street, designed by Woods Bagot, has taken home multiple honours from the 2023 Greater Brisbane Regional Awards, including the 2023 Lord Mayor’s ‘Brisbane Buildings that Breathe’ architecture prize.
Heritage Lanes has also been named Brisbane's top workplace by global workplace experience analysts Leesman. Leesman+ certification is awarded to top tier workplaces who achieve Leesman’s independent “LMI” score of 70 or above on a scale of 0–100. Heritage Lanes achieved a score of 81.2 which gives it the highest score of any eligible workplace in Brisbane.
ENVISIA® delivered superior early-age strength performance to meet pour-cycle times, and a significantly lower carbon footprint.
Key sustainability features of Heritage Lanes include:
- The reuse and refurbishment of an existing two-storey heritage building and reinstatement of a heritage market shed.
- The tower construction used ENVISIA® lower carbon concrete made with 70 per cent recycled water and 89 per cent recycled steel content.
- Ninety per cent of construction waste was recycled to divert it away from landfill.
- Water saving features include the reuse of rainwater for cooling towers and irrigation, with 100 kilolitres of storage on site, and the building features 129kW of solar energy generation.
